There are a lot of explanations for why Teton Valley, Idaho, has cheaper property prices than
Jackson Hole, Wyoming, despite the fact the two areas share the same mountains and the same
big sky. Some say that Jackson Hole is a booming mountain resort town, full of ski-bums,
movie moguls and millionaire business execs looking for sun and fun, and this tourism and
second-home hunting drive up the rates. Others explain it simply with geography. Idaho is
on the other side of the Grand Tetons and the 7-mile-long Teton Pass looms between Teton
Valley and civilization on the other side. The people who actually live in Teton Valley,
though, say, "Who cares!?"
Teton Valley, and its quaint towns such as Victor, are perfect places to buy property in
this heavenly mountain paradise - for that very same reason. Teton Valley is quiet enough
to actually enjoy and soak in the scenery. The catch nowadays is, however, that people have
discovered this area. It once was where only families and Jackson Hole employees lived and
played, and vacationers and second homeowners steered clear. But lower home prices, a
great reputation, and spillover from Jackson's housing boom have started leading people over
the mountain pass. The largest town of Driggs is fast becoming hot.
That leaves the smaller towns of Teton Valley as prime real estate. Enter Victor. Just 8
miles south of Driggs, this town explains why the entire population of the valley is only
about 6,500. Though Driggs is slowly expanding, Victor still has that neighborly, western
feel to it. It's home to a close community, the kind of place where people greet each other
by first name in the grocery store. It's the kind of place where fish tales are more
important than reality TV, and the snow report carries more weight than the reports out of
Washington.
Most of the houses here are still of the single-family variety, the kind that have "home"
written all over them. Outside of the town, though, between Victor and Driggs, are the newer
subdivisions of large lots and bigger houses. These are for the folks who come for the
authentic western feel and the comfort of 21st century living, minus the high prices of
Jackson Hole. For the even swankier set, there is Teton Springs. This is the area's first
gated community and golf course. Located between Victor and the bottom of the pass, this
luxury living community offers expansive opportunities for development and 27 holes, for
developing your golf swing.
